Thirty days is the flood window nobody mentions
Flood damage is excluded from every standard Texas homeowners policy. It needs its own policy, and we write both NFIP and private flood coverage. The part most people find out too late is the waiting period: typically 30 days before a new flood policy actually takes effect. That means it cannot be bought once a storm has a name and a forecast track. Whether you need it at all, and how much, depends on where the property sits, and we will tell you honestly rather than upselling every address the same way.
Windstorm depends on your exact address
Some coastal areas around Houston require a separate TWIA policy for windstorm and hail, while properties further inland in Harris County can usually add windstorm coverage as an endorsement on the main homeowners policy. We check the address, not just the zip code, before quoting either way. And if you rent rather than own: the landlord's policy covers the building, not your belongings or your liability, so a renters policy fills a real gap for not much money.
